Site finding; if you have a business or domestic need for a particular form of development we can assist in finding a location where that prospered development is likely to be acceptable in planning terms.
Site appraisal; if you have site or building (urban or rural) and you don’t know what its planning potential is- we can assist by carrying out an initial planning appraisal to consider physical, environmental and planning policy constraints to identify and development options available to you and ultimately the value of the site.
Pre-application submissions; many planning authorities offer a pre-application service which is a semi-formal (but normally confidential) process by which an applicant can find out how the council planning officers would be likely to respond if a formal application were to be made for the development set out in the pre-application submission. This is particularly useful in instances where the principle of the development is in doubt, and we can achieve clarity as to the likely planning position without the additional costs of preparing a formal planning application.
Planning applications; the planning process is designed to control development- and that can be physical development, buildings or engineering operations, or the change of use of land. Planning applications are the process by which proposals for new development are considered and authorised. 3D Planning has more than 30 years’ experience in dealing with planning applications from major residential or commercial proposals to single plots and domestic extensions.
Objections to planning proposals; if you have been notified of a planning application to which you object, we can prepare and submit a formal objection to the application on your behalf.
Planning Appeals; if your planning application has been refused there is a right of appeal (usually within 6 months of the decision date). We can advise in relation to the appeal process as well as coordinate, prepare and submit an appeal on your behalf.
Listed building consents; applications for development that impact on the structure or appearance to a listed building will need listed building consent. 3D Planning can advise in relation to heritage matters and prepare applications as necessary.
Discharge of conditions; most planning permissions and listed building consents come with conditions attached, some of which require full discharge – usually prior to commencement. It is vital that these are discharged in accordance with the time trigger on the condition; as failure to do so can invalidate the permission. 3D Planning can assist you in preparing and submitting the condition discharge submissions.
Applications to delete or vary conditions (S73); Where permission has been granted subject to conditions it is possible to apply to have one or more varied or removed if the conditions are considered unreasonable, unclear, unnecessary or unenforceable. 3D Planning can advise you with respect to preparing and submitting an application to amend or delete conditions.
Negotiation/ renegotiations of planning agreements under S106; some larger planning applications are subject to planning agreements for the provision of infrastructure under S106 of the Act- these legal agreements are generally referred to as S106 agreements or obligations. 3D Planning can advise you how to navigate through this complicated process.
Local plan representations; the English planning system is predicated on being ‘plan-led’ inasmuch as development that is in accordance with the development (local) plan should get permission a converse development that is not in accordance with the development plan is likely to be refused.
